Our Process

We are here for you every step. From an idea, to a plan, to reality.

Let’s Meet

Our first meeting is an opportunity to hear about what you are hoping to do and for you to see if you like our approach and us. You can expect to talk about high level details and your budget for the project. As we started as general contractors, there is no other design firm better equipped to tell you if your budget and desired scope of work intersect.

Feasibility & Rough Design

Based on the project objectives we will complete an analysis of zoning requirements and development potential such as:

  • Is a permit required
  • Is a site survey required (ie; do we have enough square footage / what are the property setbacks etc.
  • Do you have existing floorplans in a CAD file? If not we will coordinate having the home measured
  • We will then create a floorplan of the existing space

Schematic Design & Development Potential

  • Prepare preliminary proposed floor plans for client review
  • Meet to review proposed floor plans
  • Initial Plan check review with appropriate municipality for feasibility/feedback
  • Review interior design finish/selections wish list & provide advice based on budget
  • Review exterior design/landscape design if required.
  • Will provide a rough 3D rendering  to help you visualize your new space.

Building Permit Phase

  • Building Permit Drawings prepared
  • Final plans sent to the client for review prior to submitting
  • Drawings are submitted to the appropriate Municipal district

** Please note that the time-frame to create all permit drawings will vary depending on the size of the project; these are prepared once the design has been approved by the client.***

Interior Design & Finishes

We will work together to flesh out and confirm the following:

Overview:

  • Floorplans
  • Reflected Ceiling Plans (electrical)
  • Space planning/Furniture Layout
  • Exterior elevations, if required

Details:

  • Elevations for Millwork in Kitchen(s), Laundry, Washroom(s) and built-ins such as shelving, storage, display, hutches, TV cabinets, closets etc..
  • Tile selection, extent and layout
  • Fireplace Design
  • Material Selections:
    • Cabinet profile
    • Countertops
    • Paint or stain colour(s)
    • Flooring
    • Light fixtures
    • Plumbing fixtures
    • Bathroom hardware
    • Door and window trim details
    • Etc.
